We offer professional cleaning services from the Greater Portland area to St. Helens, Oregon.

We here at The Adams Approach believe that our customers like to have a general idea of the cost for the services that they are looking for. These costs are based on average size homes (up to 2400 sq ft) and businesses.

What also will be factored into the cost of the services: the accessibility. For example, if there is a huge bush or tree that could make it difficult for our ladders to access the window to clean it, or, for roofs, the pitch and height are important since they could mean we have to use extra equipment to ensure all safety precautions are taken, etc.

PRESSURE WASHING RATES BY JOB TYPE:
As a general rate for pressure washing, our company charges a minimum of $55.00/hr compared to some companies that charge $65.00/hr or more.

VINYL SIDING
One Story= $50 per side, Two Story= $75 per side

CONCRETE/BRICK - Driveways/ Sidewalks/ Pathways/Patios
(Starting at $55 though multi-service discounts definitely apply)

WOOD DECKS/FENCES
(Starting at $65 though multi-service discounts definitely apply)

ROOFS – (We recommend you NOT have your roof pressure washed and will offer other options that provide the same results)
One option:
Hand brushing moss off the roof =

We charge a $150 minimum for patches of moss removed from your roof. If there is moss on most/all of the horizontal and vertical linings on your roof shingles.
It will be more than the minimum price!

Clean-up Included (Results are often very competitive with pressure washing results but without damage potential)

Gutter Cleaning:
One Story= starting at $80, Two Story= starting at $95

Window Cleaning:
Ground floor windows (no ladder)- $4.50 per PANE interior and exterior,
Second floor windows (ladder)- $5.00 per PANE interior and exterior,
Exterior only windows= Both Ground floor and Second floor $3.00 per PANE.

Vacuum Tracks $2.00 per Sill/Track
We always wipe water from your sills. This is common sense, not a chargeable “service”.

Window Cleaning on Construction Cleanup:
Stickers/ Paint removal: Prices vary, we would have to see the window to give an accurate estimate

WATER SPOTS
$15.00 per window side if entire window is affected. $7.00 if only on bottom pane/half (most common)- (biodegradable product used, window double washed)

STORM WINDOWS
Removing and cleaning storm windows varies, the older storm windows tend to be heavier and might require additional procedures to remove safely. We would like to see storm windows personally to give an accurate estimate.

Light Fixtures Interior/Exterior:
Depending on size= starting at $5.00

COMMERCIAL/REAL ESTATE PROPERTIES:
For Real Estate Agents, Property Management Companies and other properties for Commercial or Business use: Rates can be figured at 30% to 50% less than residential rates, they are often easier to maneuver and more frequently maintained.
